What you will notice by reviewing the report are mixed signals. For example, the Miami Beach single-family home median sale prices were up significantly by 9.9% year over year. While South Miami single-family median price went down 16.7% year over year. For condominiums, Miami Beach median sale price went down 3.8% and Key Biscayne had an increase of 35.5% year over year.
Please keep in mind the sample size and variables such as sales of trophy single-family homes and new ultra-lux condominium buildings. These can skew the statistics.
